Valu-net Realty offers three listing options.
Option 1 - Basic listing. This listing provides for a 90 term for only $249.00. Listing includes 6 pictures, a lockbox, a professional yard sign, and enrollment with Centralized Showing Service. Owner must offer a Buyer Broker Commission to buyer agents. customary commission is 2.5% but we will permit commission offers as low as 2%. All subsequent renewals are $99 for 6 months.
Option 2 - Standard listing - provides for a 6 month term for only $399.00. Listing includes up to 25 pictures, a lockbox, a professional yard sign, and enrollment with Centralized Showing Service. Owner must offer a Buyer Broker Commission to buyer agents. customary commission is 3% but we will permit commission offers as low as 2%. All subsequent renewals are $99 for 6 months.
Option 3 - Deluxe listing - provides for a 6 month term for either $599 or $699. This listing includes an immersive 3D tour, up to 35 still pictures, up to 10 "info-tags" inside the tour, a lockbox, a professional yard sign, and enrollment with Centralized Showing Service. Owner must offer a Buyer Broker Commission to buyer agents. customary commission is 3% but we will permit commission offers as low as 2%. All subsequent renewals are $99 for 6 months. The price determination for this listing is based on the overall size of the home and any attached garages. Homes with a total area under 3,000sq.ft. are priced at $599. listing price for homes over 3,000sq.ft. are $699.
With any option, if the listing results in a sale by a cooperating broker or agent then the owner must also purchase Seller Representation services as required by Indiana law. These services include the composition of the Purchase Agreement and all related addendums, amendments, responses to inspections; the escrowing of earnest money deposit and closing attendance. The fee for Seller Representation is $600
Owner(s) retain the right to sell their home themselves. and if they do, then no other fees will be due. Owner(s) may choose to authorize Valu-net REALTORS® to be limited agents who would be permitted to represent buyers who have an interest in their property (see limited agency). If limited agency is permitted and a Valu-net REALTOR® represents the purchaser, then the Seller Representation fee is waived. If owner(s) decide to not permit limited agency then all inquiries received by Valu-net Realty will be forwarded directly to owner(s). If Owner sells to any buyer provided as a lead to Seller from Broker, then Seller agrees to pay Broker ˝% referral fee.
Should Owner(s) sell their property themselves they may choose to have Valu-net Realty provide Seller Representation services or hire their own real estate attorney.
